How do I report a maintenance issue?

You can lodge a maintenance request through our online portal or by contacting your property manager directly. For urgent matters, call our 24/7 number.

When will I be told about an inspection?

We’ll always give you the required legal notice—usually at least 48 hours—before an inspection.

What happens if I can’t pay rent on time?

Contact us as soon as possible. We’d rather work out a payment plan with you than see the problem escalate.

Can I make changes to the property?

Small, temporary changes (like hanging pictures) are usually fine, but always check with your property manager first.

How do I end my tenancy?

You’ll need to give written notice in line with your tenancy agreement and the Residential Tenancies Act. We can guide you through the process.

What if I have issues with my landlord?

If the issue relates to your tenancy with us, we’ll work with you to resolve it. If needed, we can guide you to the Tenancy Tribunal.

Our Process

Start Your Rental Journey

Apply for a Property
Browse our available rentals and submit your application online. Make sure you include all the required documents so we can process it quickly.
Application Review & Approval
We’ll review your application and references, update you of the outcome. If approved, we’ll send you the tenancy agreement to review and sign.
Sign Your Tenancy Agreement
Once you’ve read and signed the agreement, we’ll confirm your move-in date and arrange for your bond lodgment and your initial rent payment.
Moving In
On move-in day, you’ll receive the keys, a welcome pack, and an entry inspection report. We’ll walk you through the property’s features and answer any questions.
Living in Your Home
Enjoy your new home! If you need repairs or maintenance, simply log a request online or call us for urgent matters. We’ll also give you plenty of notice for routine inspections.
Moving Out
When it’s time to leave, and exit the property we’ll guide you through the process, including notice requirements, final inspection, and how to get your bond back quickly.
