How much do you charge for your services?

We charge a competitive fee for rent collection and managing repairs and maintenance. Rent is collected throughout the month and paid promptly into your nominated bank account, with the option of monthly or fortnightly payments.

How does the owner pay you?

Our commission is deducted directly from the rent we collect. You will receive a detailed statement with a breakdown of all payments.

If a property is vacant do you still charge owners?

No, we do not charge a fee for a vacant property unless urgent, owner-approved repairs are preventing us from re-renting it.

Can you find a tenant for me without all the other services?

We operate as a complete, full-service property management company. Our model is to provide comprehensive management for every client, covering everything from tenant placement to ongoing maintenance.

What happens if tenants don't pay rent?

We have a zero-tolerance policy for rental arrears. Our property managers monitor payments daily, and any arrears are acted upon immediately in accordance with the Residential Tenancies Act. We utilize all available legal tools and also offer an optional landlord insurance policy that covers loss of rent.

Is there a full time property manager on-hand 24/7? 

Our dedicated letting specialist focuses on marketing, market trends, and thoroughly vetting qualified tenants. This ensures the most suitable tenants are found and placed in a timely manner.

How often do you inspect my property?

We conduct an entry and exit inspection at the start and end of each tenancy. Additionally, we carry out a standard inspection every three to six months, and all owners receive a detailed report with our professional suggestions.

Can you pay rates for landlords?

Yes. We can manage all ongoing property payments on your behalf, including rates, water, and body corporate fees. Simply provide us with the details of the payments you would like us to handle.

How do we handle disputes between a landlord and tenants?

Our property managers are fully versed in the Residential Tenancy Act and will assist you in all dispute resolution matters. We handle everything on your behalf, from mediation preparation to attending Tenancy Tribunal hearings.

Who pays for water expenses?

The tenant is responsible for metered water consumption. If the water supplier changes their billing method, we will work with both parties to determine any new payment responsibilities.
